Your risk affects what your insurance should cover. If you live in a flood prone area, make sure your insurance has flood cover. If you live in a bushfire prone area, make sure your insurance policy covers damage from bushfires, not just house fires.
Risks change over time
As the environment and weather change, so do your risks.
A home you bought 15 years ago may have had a low risk of bushfire or flood, but that risk may have increased over time. It’s your responsibility to know the risks that could affect your home today.

The map below shows the Bushfire Management Overlay (BMO) and the 1% Annual Exceedance Probability (AEP) flood zones, as sourced from the Department of Energy, Environment and Climate Action (DEECA).
Floods by their nature are rare and unpredictable, they tend to occur randomly and the periods between floods of a given size are usually random. All floods are different, potential future floods are described by their likelihood of occurring. Annual Exceedance Probability (AEP) is the probability of a flood event being equalled or exceeded within a year. A 1% AEP means there is a 1% chance – or a 1 in 100 chance – of a flood event of that size occurring or being exceeded in any given year.
For up-to-date flood extent and impact on your property, please contact your Catchment Management Authority. Your Catchment Management Authority will be listed when you insert your address into the map below. Flood modelling is being updated across the state, and your Catchment Management Authority is the best source for flood information to inform property purchase, development, or use decisions.
