Wirraway Precinct Estimates

By the 2050s, close to 19,000 people are expected to call the family-friendly Wirraway precinct home.

Wirraway, the largest of Fishermans Bend’s mixed-use precincts, will evolve into a leafy, family-friendly inner-city neighbourhood.

Wirraway has seen some residential growth in the past years, with a number of apartment and townhouse developments either completed or under construction.

Development to date in Wirraway has consisted of many three-bedroom dwellings, reflecting the precinct’s proximity to the family -friendly suburb of Port Melbourne.

While lone person households will make up the largest portion of household types into the future, indicative estimates show 2051 over a quarter of households being households with children. By 2051, 1,000 residents are anticipated to be aged under 10 years old. Families will be drawn to Wirraway’s access to the Port Phillip Bay and Westgate Park, future public transport connections as well as a new primary and secondary school.

It is anticipated that families with children will age-in- place and remain in the precinct for a longer period.

Two and three-bedroom dwellings are estimated to be the predominant dwelling types the mid-2030s. One-bedroom dwelling stock will grow as the precinct begins to densify.

Industry Change, Wirraway

By the 2050s, approximately 7,000 people are expected to be employed in the precinct.

Wirraway’s residential population is anticipated to exceed the number of local workers by the mid-2030s. Industrial land uses will become less common across Wirraway as residential and mixed-use development grows.

New mixed-use developments are expected to employ workers within the commercial office and creative and cultural industries, with growth in commercial development also anticipated to grow retail employment.

The Fishermans Bend Framework envisions Wirraway becoming host to a vibrant local arts scene. Employment in the entertainment and creative industries has begun to emerge in Wirraway, driven by the establishment of two large-format events venues in the precinct.
