As each mixed-use precinct grows, Fishermans Bend’s residents will enjoy new transport and community infrastructure, quality open space, walkable and green streets across four vibrant and distinct mixed-use neighbourhoods.

While, at the time of the 2021 Census, Fishermans Bend hosted far more workers than residents, commercial and residential uses are expected to become balanced by the 2050s.

The size of the typical household in Fishermans Bend is expected to remain at approximately 2.1 people per household over the coming decades.

Two-bedroom dwellings will remain the favoured dwelling size over time. However, housing stock suitable for a wider variety of household sizes is anticipated to grow. Over 10,000 of the Fishermans Bend’s dwellings are estimated to have three or more bedrooms by the 2050s.

At the time of the 2021 Census, younger adults were the dominant age group living in Fishermans Bend. By the 2050s, it is expected that residents of all ages will call Fishermans Bend home. This will include older professionals anticipated to favour higher-end apartment offerings in Lorimer and Sandridge, and families with school-aged children moving to townhouses and other mediumdensity developments located to the east of Fishermans Bend. Over 9,000 residents are expected to be aged 15 years or younger by 2056.

Growth estimates for Fishermans Bend indicate that a target of 80,000 residents and jobs will be achieved between 2051 and 2056. This is not expected to equate to a full build out of the precinct, and potential for additional growth beyond the target exists. Figure 14 shows this potential growth as indicative trendlines towards full precinct build-out.

By the 2050s, Fishermans Bend is anticipated to host close to 80,000 workers.

Employment within Fishermans Bend’s Employment and Innovation Area (EIA) is estimated to expand to nearly 40,000 workers, with the Sandridge precinct also hosting tens of thousands of jobs.

New mixed-use development is expected to expand the diversity of employment across Fishermans Bend, supporting local economic resilience and creating opportunities for residents to work close to home. New public and active transport connections will grow Fishermans Bend’s workforce catchment, attracting talent from across Melbourne.

Fishermans Bend’s long legacy of manufacturing excellence will remain as part of the EIA’s evolution. The 2021 Victorian Government document Advancing Manufacturing: the Fishermans Bend Opportunity envisions the EIA as an internationally renowned centre of advanced manufacturing, engineering and design. Work is underway at the Fishermans Bend Innovation Precinct, a 32-hectare site being redeveloped by the Victorian Government to catalyse the EIA’s evolution into a leading innovation precinct.
